Welcome To

Atherton

One of America’s most expensive zip codes.

Welcome to Atherton

Home to many of Silicon Valley’s industry leaders, Atherton is a small and affluent community of beautiful estate properties. Its 94027 zip code has consistently ranked as one of America’s most expensive.

Atherton is the crown jewel of prized Bay Area luxury real estate. Beautiful tree-lined lanes, gated estates with manicured lawns, spacious lots, and exquisite homes in a wide range of styles from traditional to contemporary make Atherton a truly exceptional place to live.

Forty-five minutes from Downtown San Francisco and within twenty minutes of Facebook and Google, Atherton has an ideal mid-Peninsula location.

Atherton has five beautiful neighborhoods, each with its own unique identity:

  • Atherton Oaks: grand estates with rich history
  • Lindenwood: tranquil and close-knit community
  • Lloyden Park: family-friendly space with a convenient location
  • West Atherton: exclusive properties with excellent social life
  • West of Alameda: charming and peaceful with stunning nature

Property prices in Atherton can vary greatly based on location, lot size, and home condition. In 2018, the lowest sales price was $2.1 million, the median sales price was $6.65 million, and the highest sales price was $23.5 million. In 2015, a newly-built 20,000-square-foot modern farmhouse on just under two acres sold for $35 million in West Atherton. Some properties are purchased at land value by those wishing to build new estate homes.

Although there is no commercial district within Atherton itself, nearby Menlo Park provides a wonderful selection of upscale restaurants, coffee shops, and retail.

In terms of recreation, there are many options near Atherton luxury real estate. Holbrook-Palmer Park is a 22-acre municipally-owned park with gardens, walking paths, tennis courts, a ball field, and a playground.

The Menlo Circus Club is a private club with polo field, stables, tennis, and swimming. The club has been a local institution since the 1920s. Beginning as a place for local children to showcase horses and ponies, the Circus Club has blossomed over the last century into an exquisite setting for equestrian events, polo matches, swimming competitions, tennis tournaments, and glamorous galas. The Circus Club offers stable facilities and riding lessons against the backdrop of Atherton’s beautiful surrounding landscape.

Atherton does not have its own public school system, so children have the option to attend public schools in the Menlo Park or Redwood City school districts as well as one of several private schools. Sacred Heart is one highly-regarded private institution, ranging from preschool to 12th grade. Encinal and Laurel elementary schools are also standouts, consistently having some of the highest test scores in the area.
